Would you be sad to see Nipper go?

Don't worry there are no plans to get rid of the 28 foot white terrier that's been sitting on top of 991 Broadway since the 1950's as of yet. There are however plans to convert the Nipper building into what the Times Union is calling

A mixed-use, walkable community, with restaurants, retail and apartments.

Apparently Sen. Schumer is pushing to have Nipper added to the National Register of Historic Places. Which will ensure that Nipper stays put but will also give developers "historic preservation tax credits". Along with apartments and retail space the developers intend to make room for parking putting spaces for the residents below the building and knocking down the small adjacent building to make parking available for the public.

Now I'm not sure if the historic status is just a ploy to get some serious tax breaks/credits or not but I for one would hate for there to be possibility of a Nipper-less existence. What do you think? Would you miss Nipper? Are you excited for the new developments in the warehouse district?
